Ocean Park Q1 2026 recap: 23 listings, 19 sold, 47 days median
Inventory is still tight, but the spread between list and sale price has compressed for the first time in eight quarters. What we're telling our seller clients heading into Q2.
Q1 closed with 19 of our 23 Ocean Park listings under contract. Median days-on-market clocked in at 47 — a hair faster than Q4's 51, and noticeably faster than Q1 2025's 68. The notable shift: list-to-sale ratio compressed from 102% to 99%. Translation: the era of every property closing over ask is winding down, gently.
What we're telling seller clients for Q2: (1) price tight to comps — don't aspirational-price by 5%; (2) stage; the unstaged listings carried 11 extra days; (3) Saturday open houses outperformed Sunday by 18% in foot traffic.
For buyers: there's slightly more room to negotiate than there was 6 months ago. The houses sitting beyond 45 days are negotiable; the ones under 30 days are still going at ask. Inspection contingencies are back as standard.
